Deposits
We fully manage a large proportion of the properties we let we do advise all landlords that the deposit needs to be protected by law. If you sign for one of our managed properties, we guarantee full deposit protection. However some landlord do not require a deposit
Management
Our management team is qualified and highly experienced in the student and professional market through out the Greater Manchester area, meaning your needs will be well understood and fully catered for when the property is managed by MOREthan estates.

APPLICATION
To secure a property or room off the market, a holding security deposit is required, the deposit is to secure the property for you so no other agency can let the property to anyone else and all other viewings booked will be cancelled. You do not have to sign an agreement to secure a property. This can be done verbally or by text or email.

If we are unable to give you the property or room due to the fault of the agency or the landlord, the security deposit paid is refundable.

If you change your mind at any time, the holding deposit is none refundable, even if no contact has not been signed. Only pay a holding deposit if you are sure you want the property or room.

The holding deposit can be transferred to another property if you take the property through us.

The security deposit paid secures the landlord and agency against all reasonable costs incurred and to re-advertise the property should you withdraw from proceeding with the application or fail to take up the tenancy the agreed timescales

At the point where we receive your payment, we will submit your application, and you have 15 days to provide your documentation and complete agreement unless a different date has been agreed.

RESTRICTIONS
Some landlords may wish to apply certain restrictions to a tenancy. Please find below some examples of typical restrictions that may be imposed:
• Smokers
• Housing Benefit
• Students
• Pets
• Couples
You should be advised of any restrictions before an agreed viewing of a property takes place or please notify us if you have any of these or other requirement.

STUDENT APPLICANTS
If you are a student who cannot prove a consistent and sufficient income, you will need a parent, relative or close friend to guarantee the rent and adherence to any other tenant obligation listed within the agreement.

SELF EMPLOYED APPLICANTS
If you are self-employed, we may require a written reference from your bank and accountant. We will also require accounts, usually dating back 12 months.
How do I terminate my tenancy and will I have my deposit returned?
Providing you comply with the terms of the lease and ensure that the property is left in a clean condition, then your deposit will be refunded. However, should any damage occur which is not down to wear and tear, e.g. carpets dirty and stained, cookers, fridges left in a poor state, then monies will be deducted to rectify these problems. Any shortfall will be billed for payment. Remember the deposit cannot be set against any unpaid rent. Please note any property not managed by us will be subject to the contract between the landlord & tenants

What happens if there is a dispute at the end of the tenancy?
In the event of a dispute, both parties will have 10 days to resolve the matter. If no resolution has been reached, they will be invited to make use of the Alternative Dispute Resolution process that is provided free with their chosen deposit scheme. Should the parties opt for Alternative Dispute Resolution they will be bound by its decision with no redress to the courts.
Tenant’s Legal Obligation
Where there are several tenants sharing a house, there is a legal obligation for all parties to sign the agreement. Remember you are all jointly responsible for payment of rent and utilities and complying fully with the terms of release for the whole period of the tenancy.

Do not want to complete the tenancy.

Any payment, admin fees, security deposit, holding fees that are paid are none refundable if the aplicant tenant no longer wants to proceed with the property or room.

Information Collection and use

MOREthan Estates & Lettings will receive and store any information you enter on our website. We use this  personal information (including name, address, telephone number and email) in order to respond to queries or requests submiited by you. We will not make this information available to anyone other than our suppliers of web hosting and IT support contractors.
