Maintenance (Managed Properties)
Our dedicated Maintenance Coordinators and team of reputable contractors are on hand to quickly and can safely take care of any repairs or maintenance that may require attention through out your tenancy.

APPLICATION
Once settled on a particular property you wish to rent, we will ask you to complete a written application form or send you email details. The planned commencement date shall also be determined, this can also be done by email.

HOLDING SECURITY
In order to take the property off the market until the planned tenancy commencement date, a holding security is required. The security fee secures the Landlord against all reasonable costs incurred should you withdraw from the agreement or fail to take up the tenancy within the agreed timescales. This is payable at the same time as the Agency Fee which are none refundable.
REFERENCING
As part of the application, we will endeavour (with your permission) to obtain written references to support the information you provide. This will usually mean contacting your employer, current or previous Landlord and someone to give you a character reference. We will also carry out a credit search (If necessary), using an independent referencing company.
Should we decide a guarantor is required before a tenancy can be granted; the same process of referencing will apply to the guarantor.
ADMINISTRATION / AGENCY FEES
At the point you submit your application, a fee is payable to cover the administration / referencing cost, including the preparation of the tenancy documentation and cost of credit references. The fee is non refundable if you fail or withdraw the application.
RESTRICTIONS
Some landlords may wish to apply certain restrictions to a tenancy. Please find below some examples of typical restrictions that may be imposed:
• Smokers
• Housing Benefit
• Students
• Pets
• Couples
You should be advised of any restrictions before an agreed viewing of a property takes place or please notify us if you have any of these or other requirement.

STUDENT APPLICANTS
If you are a student who cannot prove a consistent and sufficient income, you will need a parent, relative or close friend to guarantee the rent and adherence to any other tenant obligation listed within the agreement.

SELF EMPLOYED APPLICANTS
If you are self-employed, we may require a written reference from your bank and accountant. We will also require accounts, usually dating back 12 months.
How do I terminate my tenancy and will I have my deposit returned?
Providing you comply with the terms of the lease and ensure that the property is left in a clean condition, then your deposit will be refunded. However, should any damage occur which is not down to wear and tear, e.g. carpets dirty and stained, cookers, fridges left in a poor state, then monies will be deducted to rectify these problems. Any shortfall will be billed for payment. Remember the deposit cannot be set against any unpaid rent. Please note any property not managed by us will be subject to the contract between the landlord & tenants

What happens if there is a dispute at the end of the tenancy?
In the event of a dispute, both parties will have 10 days to resolve the matter. If no resolution has been reached, they will be invited to make use of the Alternative Dispute Resolution process that is provided free with their chosen deposit scheme. Should the parties opt for Alternative Dispute Resolution they will be bound by its decision with no redress to the courts.
Tenant’s Legal Obligation
Where there are several tenants sharing a house, there is a legal obligation for all parties to sign the agreement. Remember you are all jointly responsible for payment of rent and utilities and complying fully with the terms of release for the whole period of the tenancy.

Do not want to complete the tenancy.

Any payment, admin fees, security deposit, holding fees that are paid are none refundable if the aplicant tenant no longer wants to proceed with the property or room.

RIGHT TO RENT

From 1 December, landlords in England could be charged with a criminal offence if they know, or have reasonable cause to believe, that they are letting to an illegal migrant.

Right to Rent check

1. Tenant’s must provide original acceptable documents that allow them to live in the UK

2. Agent or landlord must check the documents with the tenant present

3.Tenant’s must let landlord/agent keep the copied documents on file and record the date of the check

If a prospective tenant says they have already contacted the Home Office

If your prospective tenant has an ongoing application or appeal with the Home Of ce; or their documents are with the Home Of ce; or if they state that they have permission to rent from the Home Office, please use this form to check if they can rent and you will receive a response from the Home Office within two days.

Documents required

  • Group 1 documents in List A permit the holder permanent right to rent in the UK.
  • Group 2 documents in List A must be shown in a combination of two.
  • Documents in List B permit the holder to a time-limited right to rent in the UK. Click on the following images for more information. List A (Group 1): Acceptable single documents which show an unlimited right to rent
  • UK passport
  • Biometric Residence Permit with unlimited leave
  • EEA/Swiss national passport/identity card
  • Passport or travel document endorsed with unlimited leave
  • Registration Certi cate or document certifying permanent residence of EEA/Swiss national
  • UK immigration status document endorsed with unlimited leave
  • EEA/Swiss family member Permanent Residence card
  • A certificate of naturalisation or registration as a British citizen

List A (Group 2): Acceptable document combinations which show an unlimited right to rent (any 2 of the below to be shown in combination)

  • UK birth or adoption certi cate
  • A letter from National Offender Management Service
  • A letter of attestation from an employer
  • Criminal Record Check
  • Full or provisional UK driving license
  • Evidence of current or previous service in UK armed forces
  • A letter from a UK further or higher education institution
  • A letter from HM Prison Service
  • A letter from a police force confirming that certain documents have been reported stolen
  • A letter of attestation from a UK passport holder working in an acceptable profession
  • A letter from a UK Government Department or Local Authority
  • A letter from a private rented sector access scheme
  • Benefits paperwork

List B: Documents which show a time-limited right to rent

  • A valid passport endorsed with a time-limited period
  • Biometric immigration document with permission to stay for time-limited period
  • Non-EEA national residence card
  • UK immigration status document with a time- limited endorsement from Home Office
